As an objective consultant and advisor, the James Tjoa & Associates Distressed
Properties Solutions Group streamlines the process. We assure that lenders minimize

The Comprehensive Approach
We have established a four-step program for assisting banks in managing a bank's
distressed assets from beginning to end. Each of the four steps is summarized below:
1. Research: We research and inspect the property, research the asset class, and
analyze market and economic conditions as they relate to the subject property.
2. Valuation: We analyze income/expense reports, research highest/best use
scenarios, and evaluate our market research to generate a price opinion.
3. Recommendations: If a greater sale price can be achieved with additional work to
the property, we will detail these recommendations to our client and oversee their
completion. Recommendations include repairs, construction, and interim property
management.
4. Marketing and Sales: Once repairs, construction, and any other recommended
items have been completed and the property is ready for sale, we manage the marketing
and sale and coordinate closing.
