contract.  The buyers, however, proved to be difficult and slow in their
performance of the contract.  Additionally, environmental issues emerged,
which slowed the buyers even further and threatened negotiations.  The seller
then approached James Tjoa & Associates to quickly locate a more willing and
qualified buyer.

Solution.  We ensured that the seller was able to terminate the existing contract
without penalty and enter into a new one.  We negotiated a higher price than the
seller was to receive intially, while helping to resolve any environmental issues.  
The property now consists of a glass manufacturer.
Property  The property consisted of a
commercial warehouse on a 7,200 square
foot lot located in lower Queen Anne.  The
property was to be sold for similar use.

Challenge  The seller had the property under
