Project Richmond Manor Condominiums
consisted of 17 new units priced between a major
real estate firm for 15 months. The main methods
of marketing were the same ones that had been
generally used for decades and are passive in
finding the right buyers, including daily open
houses, newspaper ads, and glossy four-color
brochures.
Challenge The result is that only 4, or 23.5%, of the units sold - which is a rate of
0.27 units per month. The project had become shop worn and activity dwindled to a
Solution We reduced the advertising budget by 50%, phased out open houses, and
used proprietary technology to match the prospective buyers with the development
project. The results speak for themselves. Within eight months, all 13 units we
marketed were under contract. We increased the sales rate per month by 600% - all
while reducing costs to the developer.
